Dedicated Response

I answer my phone! 

There is nothing more frustrating than trying to get something done and the person you are calling doesn't answer their phone. My clients and co-workers appreciate that I respond timely to calls, texts and emails.  

Marketing

We know that buyers shop for homes on line today. Your listing will be added to the MLS and all the major Real Estate Websites. 

Paperwork and Electronic Signature

Completion and assistance with all paperwork involved. Contracts, Offers, Counter Offers, Disclosures, HOA Addendums etc... 

Variable Commission

In addition to offering the lowest commission available. You also reserve the right to save even more. If you are willing to help with the showings for a buyer that has no agent, I will take care of the entire transaction for just another 1/2% (or $1500.00 min). 

Meeting Deadlines 

Ensuring contract dates and deadlines are met keep you from being in default of your contract. In addition issuing notices of default to the other party will preserve your rights.

Offer Portal

Exclusive to my clients is the ModernDayAgent offer portal. When a buyers agent submits their offer it is forwarded to you almost immediately. 

Negotiation

Don't underestimate the power of experience when it comes to negotiating the sale of your property or repairs, or even low appraisals. Having closed Hundreds of Transactions means you get the benefit of all that experience. 

Sign

A For Sale sign will be installed free when ordering photos. If you choose to not order photos a sign install is $45.00. That included picking it back up when we are done. 

Verify Buyers are Pre-Qualified

Working closely with the lenders and requiring weekly updates minimize your chances of the deal falling apart due to the loan contingency. 

Detailed CMA

Provide you with a comprehensive market sales analysis to review similar properties to yours that have sold and come up with the market value. 

Open House

With over 2600 agents in My Home Groups Brokerage there are hundreds of agents that would LOVE to hold you home open at no cost to you. I will set it up and advertise it. Or if you want to hold it open yourself I will advertise it for you. 

Home Inspections - BINSR Response

Today homes are sold "As is" but that does not mean the buyer has to buy it "As is".  When a buyer completes their inspection many times they want you to make repairs or request that you credit them money off the purchase price or toward closing costs. Having my experience with these on your side could mean thousands of dollars to your bottom line. 

Cancel at ANYTIME! 

No long contracts. You reserve the right to cancel your listing at anytime (unless we are in escrow of course). 

Professional Photos

Professional photos are extremely important. Beyond just to have a nice listing. I pass on my volume discount to my clients and set up for the photo shoot. You pay the photographer directly The average is $159.00. This fee includes bringing out a sign and lockbox and picking them back up when we are done. 

Lockbox

A Realtor lockbox will be provided if ordering a sign or photos for free. If you only want a lockbox there is a 45.00 trip charge to install it. These are the boxes that will send and email to you and me when ever an agent accesses the key.
