My fee of ½% (.05%)* at close of escrow includes:

I do charge a minimum of $1500.00 so 1/2% kicks in at 300k Sales price. In order to be listed on the MLS a buyers agent must be offered compensation.  3.0% is recommended, 2.5% many times does the trick. 

  • Dedicated fast response (I answer my phone ALL THE TIME!)

  • Complete a detailed sales analysis to review other properties sold or on market like yours

  • An open listing on the Multiple Listing Service (MLS) & all the major real estate websites

  • A free Home Warranty that protects your property while it is listed

  • Completion and assistance with ALL paperwork, contracts, disclosures, HOA Addendum's, etc.

  • Set up and advertise Open Houses

  • Review all offers; forward them to you promptly with all the details spelled out via the ModernDayAgent OFFER PORTAL! 

  • Prepare counter offers and work multiple offers with experience

  • Verify buyers are pre-qualified and work close with lenders to ensure a timely close of escrow

  • Work closely with buyer’s agent

  • Ensure deadlines are met and followed and issue notice of defaults when appropriate

  • Take calls from agent’s day and night to work your deal (I answer my phone ALL THE TIME!)

  • Variable commission, If I represent the buyer it is only another ½%.

  • Schedule and confirm inspections and appraisals

  • Review inspection reports with you and prepare the answers for repair requests

  • Negotiate when appraisals do not come in at purchase price (I have disputed appraisals & won)

  • Flyers and virtual tour assistance

  • Professional photography & Realtor sign are available at a very minor fee (Average $150.00)

  • Reserve the right to cancel your listing at any time (unless we are in escrow of course)

  • Extremely easy to work with

  • Experienced professional advice (I answer my phone ALL THE TIME!)
